Water Cooled Air Conditioning of Apartments in Romney House, a Converted 1930s Office Building in Westminster
A case study explaining the installation of water-cooled air conditioning in apartments in Romney House by Cool You.
These apartments are within a converted office building designed by the Austrian architect Michael Rosenauer, in the heart of the Westminster Conservation Area, which is subject to strict planning restrictions. Typical of similar buildings in London, they are in a busy area that is very noisy, and the apartments are well insulated, making it impractical to open windows to cool them down.
To alleviate this, the owners wanted air conditioning. Still, being in a conservation area, they were not allowed to fit a traditional external condenser box, nor were they allowed to drill any holes in the external walls of the building.
The owners approached us specifically because of our expertise in air conditioning listed buildings and apartments within conservation areas. We worked closely with the client, their architect and contractors to find a solution to air condition the master bedroom and large open-plan living room/dining area/kitchen in this iconic 1930s building. Planning restrictions prevented using a standard air conditioning system with an external condenser box.
One of the client’s main requests was for the whole air conditioning system to be hidden. We specified a special built-to-order 3.85 kW fan coil for the master bedroom (pictured left) and a 7kw ducted fan coil for the large Living Room / Dining Area / Kitchen, connected to individual internal condensers.
This was a very detailed project that was completed in two stages. Working with the client’s contractors, our installation team could site the internal condensing units housed in a specially constructed part of a new bedroom wardrobe and the ducted fan coil units in the new ceiling void. During the first stage, we routed all pipework so it could be closed in by the Builder. The second stage involved installing the units and commissioning and testing the system.
Our team planned the installation in detail, and both ducted air conditioning systems were fully installed in two stages over three working days.
This is one of a growing number of projects Cool You has undertaken in listed buildings and properties in conservation areas, where more conventional air conditioning systems were impossible to install due to planning restrictions.
For this project, we installed:
Kitchen / Living Area Romney House
1 x 3.85kw Ducted Fan Coil for the Master Bedroom
1 x 7kw Ducted Fan Coil for large
Living Room / Dining Area / Kitchen
1 x 3.85kw internal water condensing unit
1 x 7kw internal water condensing unit
